Thinking about purchasing a home?  Don't do it before you have it inspected by a Professional Real Estate Inspector! 
Having a home inspected prior to purchasing has become more of an essential part of the buying process, just as anything else.  Not only does it help provide you, the buyer, with a peace of mind and a better understanding of the overall "health" of the home, but it can also be used as a negotiating tool.  The cost of an inspection is typically a small fraction of the money you could save by using the Inspector's findings to negotiate the final selling price by negotiating in the cost of things like roofing or foundation repairs.

I have yet to come across a home that did not have some issues; whether it is something as simple as missing a smoke detector in a bedroom or something such as an erosion problem that could eventually cause the foundation to fail.  However, keep in mind that all problems have solutions.  Between you and your Realtor, the two of you can decide on what issues the seller should be responsible for and what should be put on the "honey-do" list.


Selling
You made the decision to sell, you have found the right Realtor and you have just listed your home.  You and your Realtor has the same goal, get it listed, let the masses see it and close it as soon as possible. 

So far, everything is going great, you have had showings and now you have an offer.  But unfortunately not just an offer, the buying party (buyer & buyer's Realtor) has given you a list of items that you must fix in order to continue with the transaction.  The typical result in this situation is that you will fix the problems with your own money or reduce the selling price so that the buyer can take care of them at a future date.  Either way, it costs you money.


Large issues or a large quantity of issues can scare off potential buyers.  The issues may be visible to the everyday home buyer or something that is found by their Inspector.  Having an inspection done prior to listing or prior to offers has become more popular as it helps alleviate any surprises and it aides in making the closing process quicker.
